A Study answers what happens when you put a Program on a Site. Each time Urbee works through it is a run.

Start a new Study

Click New Study at the top of the sidebar. You can also start one from Home (Plan a New Project or Check Zoning, which open the same form), from + New study on a Site page, or from a jurisdiction’s page. The form has three parts.

1. Site

  • Project address: start typing and pick the address from the suggestions.
  • Jurisdiction: the town whose code applies. See Jurisdictions for the list.
If Urbee can’t find a zoning district for the address in that town, it says so. Check the address, or switch the jurisdiction if the Site is elsewhere.

2. Program

  • Start from an existing Program (optional): copies the numbers of a Program you’ve entered before. Editing them here never changes the original.
  • Program name (optional): what to call this option, such as “250k GSF new build”. This is how you tell alternatives on the same Site apart.
  • Project type (required): Residential, Commercial, Industrial, Mixed-Use, Infrastructure or Institutional.
  • Proposed use (required): pick from the town’s own use categories, or type your own. If it isn’t a listed use, Urbee tells you honestly whether the code covers it.
  • Size and scope (optional): floor area, dwelling units, parking, impervious surface, trees removed, required site area, and yes / no / not-known-yet questions such as change of use or demolition. The more you enter, the more rules Urbee can settle.
  • Operator details (optional; opens automatically for Institutional projects): matters only for educational, religious or public operators, where state-law protections may apply.

3. What you need back

Tick the documents you want drafted automatically when the run finishes: The existing-conditions memo and the site overview ask a few extra questions. Only one of those two can be ticked at a time. If you tick nothing, you get just the answer on screen: the cited determination and plan. You can add deliverables later from the Study page. Target milestone (optional): pick Occupancy / move-in, Construction start or Lease commencement and a date, and Urbee works the permitting timeline back from it. Leave it blank to see statutory minimums instead. Click Start run.

While it runs

The Study page opens on the Zoning Analysis tab and shows each step as it completes, with a running count of citations gathered. Your browser doesn’t need to stay on the page. A run can’t be cancelled once it has started. If a run fails, the page says Run failed with the reason.

The Study page

  • The header shows the Study’s status (Draft, In Refinement, Ready to Submit, Filed, Decided, Closed). Use the status menu to Mark filed, Mark decided or Close study, and the pencil icon to rename it.
  • Zoning Analysis holds the result: verdict, risks, district, regulatory stack, use permission, site regulations, parking, triggers, permit pathway and sources. Sections with nothing to show are hidden.
  • Items is the list of submittal items: filings, decisions, risks and gaps, each with authority, due date, owner and readiness.
  • Deliverables lists the documents built from this Study. See Deliverables.
  • Export (after a run completes) downloads the schedule as Excel, MS Project XML or CSV, or the zoning report as a PDF.
  • Ask Urbee opens the Advisor.

Re-run after changing the Program

If you change a Study’s Program after a run, the Study shows that the Program has changed, with a Re-run link. A re-run adds a new run to the same Study, and the page always shows the latest run.
